Explore the collateral framework
Who can apply
Companies and SPVs legally incorporated in Portugal, with the capacity to deliver the project and property collateral in Portugal.
Term of up to 3 years
The term is based on the project and repayment plan, up to a maximum of 3 years.
Up to 75% of the collateral value
Financing does not exceed 75% of the value of the properties provided as collateral. This ratio is known as LTV (Loan to Value).
Agreed interest rate and fees
These depend on the project assessment and the risk of the transaction. You receive the interest rate, contract fee and any other applicable costs before signing.

How funding and repayment work.

  1. Receive the funds

Once the funding campaign is complete and the mortgage is in place, the funds are transferred to the company's account under the agreed terms.

  2. Pay the interest

Quarterly, or on another schedule agreed in the contract, throughout the loan term.

  3. Repay the principal

At the end of the term, you settle the principal and any outstanding amounts. We then arrange for the mortgage to be discharged.

Frequently asked questions

Answers to the key questions about financing your project.

Talk to the team
Can funds be released in stages?

Yes. Disbursements can follow the milestones set out in the contract. Our team reviews construction progress and the required documents before each release of funds.

Which documents should I prepare for the construction project?

The project presentation, budget, construction schedule, relevant permits, company and shareholder information, proposed collateral and repayment plan. We will confirm the documents needed based on the project's stage and complexity.

Does the collateral have to be the project property?

Not necessarily. You can propose another property or several properties as collateral. Acceptance depends on the valuation, legal review and agreed terms of the transaction.

Can I repay before the end of the term?

Yes, you can repay early without fees or penalties. Simply let our team know so we can coordinate repayment and discharge of the mortgage.
